This mixed-use development was envisaged for a 91-acre land plot situated just west of Dublin Airport. Due to its proximity to the runways, the development was constrained by the land-use policies, building height requirements, densities, existing infrastructure, public safety restriction zones, power lines, parking requirements, and others, which were carefully analyzed. A number of meetings and consultations were held with the stakeholders including the local authorities.  The discussions were devoted to the validation of the proposed design execution strategies in compliance with the planning policies and objectives of the Fingal CC Development Masterplan. The first phase included the high-spec business park facilities with adaptable floor plans allowing for multitenant occupancies.
