This high-rise residential development was designed to provide maximum numbers of apartments taking into account the planning constraints of the maximum height, plot ratio, noise, setback, fire safety requirements and others. A number of design options were analysed and tested in terms of the best orientation for solar gain, daylight, natural ventilation and wind protection. The building was eventually placed on the north-west and south-east axis as the most favourable, which in turn allowed achieving a better site organisation; well-protected landscaped areas and playgrounds; segregated car and pedestrian flows, etc. The buildings achieved a sufficient net to gross ratios securing a commercially successful outcome.
